I think that agent is probably being a bit cute with the truth.

falling asset values and rising rates are cancer to developers
Must confess I have sold a few retirement shares recently to sheer up my tourism choices. AIR THL CHI .
I think property values and interest rates will keep SP down for a while. I will move back when we get a bit more bullish.
The rout in the sector continues

What's the lesson here? Time in the market?[/QUOTE]
@justakiwi "If you're going to make a comparison surely you need to use the same "invested date?" If you are comparing overall total return, you want to base that on the same number of years invested."
Rather than comparing overall return, I was thinking more about, if you bought at IPO with $10,000 invested, where would you be now. RYM listed 1999, but my data only goes back 20 years. If you picked a start date for comparison, you'd fall into that old chestnut of 'what date do you start with'.
For me it is a useful illustration of how time in the market works.
The previous five year performance is often used. Using the Sharesight share checker for the past 5 years, the total return p.a. is:
RYM 0.82%
SUM 15.85%
ARV 6.15%
OCA 0.72%
Approximate discount or premium according to published NTA provided on the Direct Broking site:
RYM 25% premium
SUM 7% premium
ARV 28% discount
OCA 36% discount
