A doubling of the loss from the change in fair values of investment property. As the housing market resumes its skyward trajectory, presumably those losses will transform to revaluation profits.

We all knew this was going to be poor/ugly/ not up to investors expectations. I will await the Full Year result before deciding on this investment.
